Interior Painting In Rental Properties

Interior painting in a rental property is a bit different than painting in say a home that the homeowner actually lives in. Rental properties are generally empty unless of course the previous tenant left in a hurry and didn't bother to take all their personal effects. Which by the way we've seen happen more times than you'd think. Painting in a rental property home or in the rental property world "unit" has it advantages. Besides the fact that the unit is completely empty and you have free reign to move about, the standards are usually a little lower than painting for a homeowner. Reason being is that the landlord or real estate investing company usually paints those units once a year or at the end of every lease. This can be very costly depending on how well the previous tenants took care of the unit or rental property. And when you factor in all the other aspects of maintaining a rental property like replacing the carpet if needed, appliances if applicable, cleaning, and so on, this could make for a pretty hefty yearly bill. That's where we come into play, just because the standards are a little lower in rental properties doesn't mean we don't give our clients a great finished product. Downs Property Maintenance is a small property maintenance company with pretty low overhead. So I always go the extra mile to deliver the best possible finished product while at the same time maintaining a cost effective property maintenance solution for our clients. We never sacrifice the quality of our work no matter who we are working for or what their standards are. It's always quality or quantity, and I've drilled that into my guy's heads as well (not literally that would be painful). Below is a couple of pictures from one of the interior painting jobs we did this past week for a real estate investor. Interior Painting-Rental Property-Nicotine Damaged Unit

Interior Painting-Rental Property

This is a rental property that we took care of for one of our clients. When we walked into this house we knew right away that we had our work cut out for us in order to get these walls back to looking beautiful again. The previous tenant had lived in this unit for quite some time and had evidently been a heavy cigarette smoker as the walls were covered in a yellow film of nicotine. In some of the pictures you can see where we had started to cover the walls with a powerful interior paint stain blocker (Killz). Ceiling Interior Painting Kitchen Interior Painting Interior Painting-Before Interior Paint Rental Property

After covering all the walls throughout this rental property with a healthy coat of Killz we were able to begin the process of painting the walls. If you've ever painted a house that has been damaged with nicotine then you know the work involved. After painting all the walls and ceilings with a coat of Killz, and two coats of premium Behr paint with primer (customer chose paint) this is how this interior paint project turned out.
